That entire area is being rebuilt; they're trying to get the industrial businesses to move and free up space for redevelopment of that entire 16th Street corridor near the Speedway. They think they can create a whole new Broad Ripple-like experience in that area with restaurants, bars and shops where people will spend their leisure time.

Aside from events at the track itself, who would want to stay in Speedway instead of downtown Indy? I mean, the town of speedway is basically one giant industrial park, so is there enough tourist business to Speedway or rich-enough business travellers to justify building a luxury hotel for 3 events per year?
